Custom invoice: choose which charges to display (e.g. VA termite–only invoice)

Users need to generate invoices that show only certain charges—for example, a VA termite invoice that omits the home inspection line (or shows only termite) to meet local or lender rules. A more general solution would let users choose which charges to include on a given invoice so they can create custom or compliance-specific invoices.

Why it matters: VA and other regions have strict rules about what can appear on an invoice; a single "full invoice" is not always compliant.
